The Peninsula at Bayonne Harbor At-A-Glance

The Peninsula at Bayonne Harbor is a visionary plan to transform the former Military Ocean Terminal (MOTBY) into a vibrant, mixed-use waterfront community of residential, light industrial, commercial and recreational space. With a choice location in New York Harbor and stunning views of the Statue of Liberty and the Manhattan skyline, the 430-acre tract — an area larger than the nearby city of Hoboken — is currently the largest redevelopment effort underway in the metropolitan region.


Location

The Peninsula at Bayonne Harbor is a convenient and desirable location on New Jersey’s Gold Coast that is:

  • 3 miles southeast of Newark
  • 7 miles from Manhattan
  • 10-15 minute drive from Newark Airport

Jutting out into upper New York Bay on three sides, there is an additional 300 feet of water on the north and south sides and approximately 100 feet east.

Transportation
 

  • The Peninsula is accessible by public transportation and offers convenient commutes via the Hudson Bergen Light Rail Line, which has two stops, 45th Street and 34th Street, at the west side entrance to The Peninsula. The Light Rail connects commuters to PATH stations, ferries, many of New Jersey Transit’s rail lines and points north on New Jersey’s coast line.
  • The Peninsula is also accessible to major highway systems in the area including Route 440, the New Jersey Turnpike and the Bayonne Bridge.

 

The BLRA
 

  • The Bayonne Local Redevelopment Authority (BLRA) is an independent public entity established by the City of Bayonne to negotiate The Peninsula’s transition from military to city ownership and redevelop the property for short- and long-term use. 
  • Bayonne Mayor, appoints its seven commissioners; with the advice and consent of the five-member City Council.
  • The goals and objectives of the BLRA are to:
  • Establish a mixed-use waterfront community that incorporates “smart growth” principles and re-connects Bayonne to its waterfront,

  • Create quality jobs and tax ratables and

  • Improve the overall quality of life in Bayonne.

 

Partners at The Peninsula

In 2004, Royal Caribbean signed a long-term agreement and established a homeport at The Peninsula at Bayonne Harbor — a move that brought the cruise ship industry back to New Jersey for the first time since the 1960’s. The partnership has been a resounding success and in 2005 Royal Caribbean has expanded its operation. To date the partnership has produced: 

  • 300 new jobs for the City of Bayonne.
  • A total of 51 ship calls and 238,000 passengers passed through Cape Liberty during the 2004 cruise season to Bermuda, the Caribbean, New England and Canada.
  • A total of 67 ship calls and 301,300 passengers passed through Cape Liberty during the 2005 cruise season to Bermuda, the Caribbean, New England and Canada.
  • After two years of operation Bayonne/Cape Liberty Cruise Port is now ranked second among northeast and mid-Atlantic ports in passenger volume

 

Creating a Model Community

Award-winning plans for The Peninsula call for the creation of six different, yet integrated districts as well as marinas, ferry service and more than two miles of waterfront walkway on New York Harbor.  The six districts include:  

  • Harbor Station, which will consist of low- to mid-rise housing, office space, commercial space and civic facilities;
  • Bayonne Bay, which will feature low- and mid-rise housing with views of the South Cove and an adjacent golf course;
  • The Landing, which will have a water transit docking facility surrounded by a commercial and entertainment area with shops, stores and restaurants as well as a residential section with mid-rise housing;
  • The Loft District, which will be converted to hip loft-style housing units adjacent to the ferry landing with views of lower New York Harbor, the Verrazano Bridge and golf course;
  • Bayonne Point, which features the Cape Liberty cruise port, plus planned uses such as, marinas for private boats to dock, seaside entertainment, cultural and retail venues and high-rise residential and office buildings, and

The Maritime Industrial District, which will be transformed into a state-of-the-art deep-sea port with a design that is expected to rival the world’s leading ports.
